Appraise Assist Commercial

Terms of Service

Last updated: October 19, 2026

The short version

1. Who we are and what these terms cover

These terms are between you and Ruby Appraisals, Inc ("we", "us"; the software licence calls us "the Licensor"). They cover the Appraise Assist Commercial service, which is our instructions server and the plugin downloads at commercial.appraise-assist.com, this site, and early access to all of it.

By signing in to the service or using the software, you agree to these terms. If you use it for a firm, you confirm that you have the authority to accept them for that firm.

2. The software and its licence

The Appraise Assist Commercial plugin, its region packs and its documents (the "Software") are licensed to you, not sold, under the Appraise Assist Commercial Software Licence. It comes with the plugin as its LICENSE file, and we will send you a copy if you ask. These terms do not change the licence. If the two ever differ about the Software, the licence decides. In short, the licence says:

3. Seats and signing in

We add a seat when we agree to it, with the appraiser's name and email address. To use the service, the appraiser signs in with the Google account that has that email address, then allows Claude to use Appraise Assist Commercial. The service checks the seat on every request.

Keep your Google account and your PC secure, do not let anyone else use your sign-in, and tell us promptly at support@appraise-assist.com if you think someone else has.

A seat is billed per month, in advance, at the price agreed when the seat is bought. You can cancel at any time. The seat then keeps working until the end of the month already paid for, and ends. We do not give refunds, including for part of a month.

4. The instructions the service sends

The plugin's written working instructions, its playbooks and briefs, are kept on our server. Claude fetches them for you, a part at a time, while you work. They are our confidential material. Use them only through the Software, for the named appraiser's own work. Do not copy them, publish them, give them to anyone else, or use them to build another product or service.

5. Your data stays yours

The firm's reports, workfiles, wiki, profile and everything the Software makes from them belong to the firm and its clients. We take no right in them. The Software keeps them on the firm's own computer and does not send them to us.

The services you use with the Software, Claude Code and the model behind it, are covered by your own agreement with their provider, not by these terms or the licence.

6. The appraiser stays responsible

The Software helps draft, check and keep records. It does not make an appraisal's judgments. The appraiser who signs a report is responsible for every word of it, and for following the law, the standards and the firm's policies that apply to the work.

Adjustments, the choice of comparables, weighting, highest and best use and the value are the appraiser's. Review and verify what the Software helps produce before you rely on it, sign it or deliver it, and check that your clients' engagements and your firm's policies allow the tools you use.

7. Using the service properly

Do not try to get around the seat check or the service's limits, do not overload or interfere with the service, and do not use it to break the law or anyone's rights.

8. Early access, changes and availability

Appraise Assist Commercial is in early access. It is new, it will change, and it may have faults. The plugin fetches its instructions from our server, so it cannot work a job's steps without a connection to it. When the server cannot be reached, your files and the tools on your PC are untouched. We may change, pause or stop the service, and we may change these terms (see section 14).

9. Privacy

Our Privacy Policy explains what our servers receive and keep. It is part of these terms.

10. No warranty

The Software is provided "as is", without any warranty of any kind, express or implied, including fitness for a particular purpose and accuracy. We do not promise that it will run without error or without interruption. The same goes for the service and this site.

11. Limit of liability

As far as the law allows, we are not liable for any loss of profit, loss of data or reports, loss of business, or indirect or consequential loss, from the use of the Software or the service or the inability to use them. Our total liability for any claim is limited to the fees paid for the affected seat in the twelve months before the claim.

12. When a seat ends

The licence ends if you break it, or when the seat is no longer paid for. You then stop using the Software and delete your copies. The firm keeps all of its own data.

When a seat ends, we revoke it, and its sign-in stops working on the next request.

13. The rest

These terms, the licence and any written agreement between the firm and us, such as one that sets a seat's fee, are the whole agreement for the service and the Software. The law that governs them is the one the firm and the Licensor have agreed in writing; where they have not, the law of the Licensor's place of business.

14. Changes to these terms

We may update these terms. When we make a material change, we will change the date at the top and, where appropriate, tell seat holders by email.
